India's real estate industry is on track to reach $5.8 trillion by 2047, having expanded fivefold since 2017 on rising institutional investment, deepening domestic capital pools and strong demand, a joint report by Anarock and FICCI said on Friday, October 23, IANS reported. The sector was valued at about $600 billion in 2025, compared with $120 billion in 2017, and is projected to grow to $1 trillion by 2030, the report said.

The same growth trajectory — $120 billion in 2017 to about $600 billion in 2025, $1 trillion by 2030 and nearly $5.8 trillion by 2047 — is set out in Anarock's own published report, which also projects real estate's contribution to India's GDP rising from about 6 per cent in 2017 to about 13 per cent by 2030. Outlook Money reported the same CREDAI-Anarock estimates earlier this month. All of these are industry projections, not official statistics.

Where the money is coming from

Private-equity investment in Indian real estate absorbed up to $7.7 billion a year between 2015 and 2025, and disclosed PE deals had already reached $6.1 billion in the first nine months of 2026, led by data centres at $2.5 billion and office assets at $1.7 billion, the report said. Deals above $100 million accounted for 76 per cent of total PE value between 2021 and 2025, up from 44 per cent in 2011–15. Domestic funds invested $2.6 billion in the first nine months of 2026, against $0.4 billion in 2020, lifting their share of PE investment to 42 per cent from 8 per cent, while total alternative investment fund (AIF) commitments rose to Rs 17.53 lakh crore in June 2026 from Rs 3,47,802 crore — yaani about Rs 3.48 lakh crore — in December 2019.

Homes and offices at record levels

Residential sales value in India's top seven cities reached a record Rs 6.1 lakh crore in fiscal 2026, more than double the fiscal 2022 level, and office gross absorption in the top seven cities hit a record 80.5 million square feet in 2025, more than double the 2021 level, the report said. The value of real estate under construction nearly doubled between 2019 and 2025, with residential projects accounting for roughly 85 per cent of the total. FICCI's Raj Menda said deepening domestic capital markets, streamlining project approvals and expanding growth beyond major metros would be critical to sustaining the expansion, while Anarock chairman Anuj Puri said the market was becoming a long-term institutional asset class rather than a cyclical play on land prices, IANS reported.

Read the numbers carefully

The $5.8 trillion figure for 2047 is a projection in an industry report by Anarock and FICCI — a forecast of what the sector could become if current trends hold, not a government target or a measured statistic. The hard data points in the report are the ones already recorded: the 2025 size estimate, the 2026 investment deals and the FY26 sales records.
