Parking norms for IT offices have been aligned with those for general commercial buildings. The car parking requirement has been reduced from one space for every 50 square metres of floor area to one for every 75 square metres, and the two-wheeler requirement from one space per 25 square metres to one per 50 square metres, according to the Mirror Now report.

In Chennai's restricted aquifer recharge area, where development has been tightly controlled, the permitted height for specified non-high-rise residential and commercial buildings has been raised from 9 metres to 14 metres, while the limit of six dwelling units for this category remains. The change effectively allows an additional floor in many projects. The zone will now also permit working women's hostels, old-age homes, specified government offices and tourism infrastructure such as hotels and beach cottages, under strict conditions and on plots of at least one hectare.

On zoning, properties in residential and primary residential zones that abut and gain access from roads at least 12 metres wide may now be deemed to have commercial zoning in specific circumstances; outside the Chennai Metropolitan Area the road-width threshold is 9 metres. Chennai Metropolitan Development Authority (CMDA) officials said the shift is intended to reduce the volume of reclassification applications processed by the state.

Housing and Urban Development Secretary Kirlosh Kumar said accessibility provisions for persons with disabilities, the elderly and children must be fully implemented before a completion certificate is issued for any project. Other updates in the notification cover swimming pool clearances, the definition of open kitchens and mandatory dormitory facilities for drivers at hotels and lodges. High-rise floor space index (FSI) norms and maximum plot coverage limits remain unchanged.
